Buyers needing lower loan limits & having minimum funds to invest

  • Loan limit $200,160 - single family home
  • Buyer's total out of pocket cash can be as little as 3% of purchase price
  • All can be gift funds to buyer
  • Frequently offers more lenient underwriting
  • Underwriting not "FICO Driven

 


Buyers needing higher loan limits and having more funds to invest
  • Loan limit $417,000
  • JUMBO loans above $417,000 available
  • No mortgage insurance required with at least 5% down
  • 5% minimum down payment plus applicable closing costs/prepaids
  • 100% gift funds possible with 20% down payment
  • Very quick approvals possible with "DU"
  • Minimum FICO scores necessary
  • Zero Down Payment Programs Available

 


Available only to veterans - 100% financing
  • Loan limit $240,000 (including VA Funding Fee)
  • 100% of buyer's closing funds can be gift
  • Seller can pay up to 4% of closing costs & prepaids

 


Buyers who do not meet credit underwriting for financing shown above
  • Approvals on a case by case basis
  • Higher interest rates (generally 3% plus, depending upon underwriting risk)
